what do i do ?

If it were me I would firstly get contracts signed and take a deposit, making sure they understand in writing that this is non-refundable if they change their mind. Do you actually have the space available now? If so then you should charge a retainer of say 50% for every week / month until the child actually starts. This holds the space for them.
If you don't actually have the space available now then you can't charge a retainer so I would just take the deposit. I usually only ask for a week but I know some ask for more.

when next year?
is it for a baby thats not been born yet?...as we cant hold a place for unborn babies...
you could either take a months retainer {a good amount so they dont back down} or just tell them to come back in a fewmonths etc?
