View Full Version : Did you all inform your mortgage companies?

Whoops! Just remembered...I never actually managed (despite many many phonecalls/cut offs/on hold for 30 minutes etc) to actually inform my mortgage company (Halifax) that I'm now minding (since March). Whoops! I'd like to say I'll rush to it first thing Monday morning. But I dare say a letter and a second class stamp might do the trick. Anyone ever had any problems with this? xx:eek:

i live on my own with 3 kids bought this new house 3 years ago did not have to imform my morgage company?but what i do know is the halifax wont give you house insurance if you are a childminder.

Our mortgage lender knows I'm a childminder as I had to put down profession on the forms, we swapped over earlier this year. I haven't actually wrote and told them though

Our mortage was paid up years ago WHOOOOOOOOO!! :clapping:

but yes I did let them know when we had one, it could affect it, so best to. :)

My mortgage is paid off too thank goodness but I rang my house insurance company last week and said I was a childminder and he said ok, you're not covered for accidental damage then! :mad:

We also swapped over couple of months ago, they put it in forms that im self employed minder from home.



We had been with abby for 6 or so years with their insurance they also knew i was a childminder from home, until i went to claim then they said i was not covered for accidental damage or loss outside the home:panic:
lloyds tsb wont do it either the only one i found was home minder

I too havent 'informed' them, but its on their details that I'm a childminder from home.

I just changed my house insurance to Halifax and they insured me knowing I'm a childminder. - very competitive too!

Zurich are very competitively priced for home contents insurance, we were with them last year without saying I was a CM then this year with being a CM it's actually worked out cheaper??! :eek: :clapping:

Haven't informed the mortgage though, can I ask why we have to?? What difference does it make to your mortgage? I can appreciate insurance reasons...

Sometimes it is a condition of your mortgage that the property is not used for business, so therefore by doing so you would be in breach of your mortgage agreement and that might even effect any insurance you had on the property - you know how they like to get out of paying if they can! :rolleyes:

A few years ago I rang round for quotes and one company said yes they would insure us but we would not be covered while children were on the property!! Durrrr........10 hours a day, no insurance?!! :rolleyes:

Another said we would not be covered for theft as parents were coming into the house!!

Needless to say we didn't go with either! :panic:

For anyone wanting a quote, google specialist insurance for people working from home, there are loads of lenders out there not just Homeminder as they would have us believe ;)

I had to put on my application my profession so they should have picked that up

I am insured with Churchill who are fully aware of my profession and I have accirdental damage

Ah, that's great, thank you. I was asking because I was told on my ICP that the mortgage companies often have a clause in contract saying they need to be informed if you run a 'home business'. However, I'm so super organised I actually forgot I'd even written this post!! Needless to say, I still haven't informed the Halifax. I will write the letter tomorrow (!) . ps. I got my contents and buildings insurance through homeminder as I didn't even think to google it,and 2 companies I asked wouldn't quote me for accidental damage as a childminder, (Tesco & Morethan), so at least I know to shop around for that next time!! (although it was only a couple of quid more than my existing tesco policy). xx

Our insurance charged us extra when I became a childminder...we lost accidental insurance and I am only insured if there are less than 6 children on the premesis??

Think we will be changing companies when it is due for renewal....

My insurance company Churchill are ok with childminders, I don't have to pay anymore or anything - it says in the small print that it doesn't insure businesses but excludes childminders. I haven't told my mortgage company c&G - because I am not a business, I am self employed.

Everyone who is self employed are in fact running a business, even if it is only offering a service such as a cleaner or window cleaner.

I would tell your mortgage company Sandra, just to be on the safe side, it would be awful if they found out and it caused a problem for you later. :(

i've just spoken to a mum who has just given up her job at the Cheshire who we have our mortgage with and asked her if I should have told them and she said it wasn't relevant except when I came to apply again but as the mortgage is all on DH's income it won't apply also she said so long as I have valid insurance and they are aware of it then that is OK.

But does that apply only to the Cheshire Celine? I know when we had a mortgage it was actually mentioned in the agreement that you must inform them of any business on the premises.

I still think everyone should check to be on the safe side. It's not like they will say no! :)
