Maza
Did you hear back from your buyer.

Oh yes! His solicitor sent an email with 32 requests - and some of them had a,b and c against them - so lots of requests! Some of them are just impossible for us to meet and so we were thinking it was all over. We were waiting for the estate agent to call us so that we could ask him to speak to the buyer and say he was being totally unreasonable - when the agent called he also told us that the buyer was drastically reducing his offer!!! We told the agent it was all over and that we would put our flat back on the market after the weekend. We had a really miserable weekend, weighing up all the options and lamenting over all the money that we have so far spent on our own survey and honouring some of the requests for our buyer.
The buyer today came back and has offered a bit more money - still considerably lower than the original price we agreed. We cannot budge and so our agent is going to speak with the owners of the house we want to buy and see if he can get them to reduce the price (a few things came up on the survey which we were willing to overlook). Our solicitor is speaking to him tomorrow to tell him that he needs to drop his requests as we have done what we can. We are obviously having to meet the requirements which were highlighted in the fire safety check. We have to swap our door for a fire door and then fancy smoke/fire alarm system connecting all the flats in the block, so more expenses to come. Fine, because at the end of the day it will keep us safe and is a legal requirement anyway. His other requests are just ridiculous though.
Anyway, we will know one way or another by the end of this week. I will keep you informed!

We're still having to negotiate with him unfortunately. Our seller gave us a deadline of 4th October to exchange, otherwise he is not going to sell to us. Our buyer agreed to that but now wants us to extend our lease to 999 years. Our solicitor strongly advised us not to do that for all sorts of reasons. So we have to see if he is willing to still go ahead. Our lease is currently 95 years, but all of the freeholders should extend their leases at the same time to avoid lots of potential disagreements. They are all willing to extend their leases soon, but cannot possibly all do it before the 4th October. It's so annoying because we can't get excited and prepare ourselves (more importantly DD) for a big move because we just can't trust our buyer.
We're still trying to get the fire doors sorted - that is proving to be a lot more complicated than we first anticipated.
In the meantime, I'm carrying on decluttering, one drawer/cupboard at a time!

Oh Maza what a shame hes being such a divvy. There is no way you could extend a lease in that short of a time.
Fingers crossed for you x

We heard this afternoon that he has dropped his request for us to extend the lease!!!
One step closer. Just the fire doors to sort - some builders say the job is too small for them and others are booked up until 2020. We have someone coming to look and give us a quote next week. Have to get the electricity box in the communal area serviced too - there has been a hint that it is old and needs replacing. Fingers crossed that we don't need it replacing.

All parts of the chain want to exchange this Friday (4th) but our buyer is still playing up.
We don't need to replace all the electrics/wiring stuff in the communal area - just have it updated, so that's half a tick. We will be paying for it as part of the sale (with the other 4 flats in the block), but the work probably won't be completed in time for the move, so we are just trying to sort out all the paperwork around that. There are other things that he keeps throwing up too. He dropped another bombshell today regarding his deposit. I have such tension in my neck and back. I know a buyer is never going to be your best friend, but ours sounds like a really, really horrible person!

Oh maza i do feel for you hopefully we have good news about the move on October 4th xx
