Default right domestic property for childminding...help

I really need some advice on what would be the right property for childminding. I am on a house hunt at the moment (I live in a small studio) and every time I visit a property questions start running in my mind: Is the lounge big enough? Is the garden fit and safe? Would I be allowed to run my childminding business from a house within a court area with gate system access?

Can anyone direct me to where I can find the info on what Osfted would consider an acceptable property for childminding? Many many thanks

We have childminders in flats, bungalows, houses, garden rooms ... you can make it work from anywhere!

There is no such guidance. All we can go by is the EYFS, there is a section 'Premises'. It is up to you to show the inspector how you make it work, in whatever property you have. Do you know local childminders, or a local authority early years person, or a childminding network- someone who you can chat with, get to see how childminding works, visit other childminders? That'd give you a good idea of what is possible.
