View Full Version : Childminding from rented house...

I am pre-reg and have just asked for my landlords permission.

I don't think he has a problem with it as such, but he has emailed me a list of his concerns, which I suppose are valid.

He wants to know how my childminding will affect his buildings and contents insurance, he also wants to know if it will affect the ratable value of his property (as it is being used to run a business), he also wants to know if it is allowable under planning.

Also he wants to know if public liability insurance is enough.

Now of course, I am unable to answer those questions and have rung Ofsted to ask them. They have said they are not sure and it is up to the landlord.

I have asked him to please contact his solicitor to find these things out. Just wanted to know if anyone here has any advice for me?

I am due to ring him to discuss this tonight, and really need to know what to say.

Am so nervous, as whatever his decision is will determine if I can become a childminder or not.

Hi chelsea - I don't really have any advice as such but didn;t want your post to go unanswered. As I understand it, childminding is classed as working from home rather than running a business from home - someone correct me if I am wrong, so it should'nt affect the rateable value of the property.
Also, when I have rented in the past I have always paid my own contents insurance - is this the same for you? If it does affect the buildings insurance premium perhaps you could offer to make up the difference?

I agree with the other post, I rent and childmind, my landlords are ok with it, he said if i have 5 extra kids of my own there wouldnt be any difference.

I also pay my own contence insurance through who minds, i felt they had better deals,.

plead with the landlord. and if you can offord it offer them extra money deposit for insurance.
the only things that may get broken are your own belongings and with you paying contence insurance i dont see any problems.
reasurer the landlord.

Some insurers do not insure childminders for accidental damage others do. I am with Direct Linehe also wants to know if it will affect the ratable value of his property (as it is being used to run a business), he also wants to know if it is allowable under planning.It won't affect the rateable value of the house as childminding is not a "business" for this. Planning will depend on your local area, mine limit the total number of mindees to 6. You would have to check with planning but you would normally have been told to do this with your application if your council was funny

Also he wants to know if public liability insurance is enough.Childminding public liability is enough to cover the liabilty that childminders have. Mine is up to £10,000,000 employers liability and 5,000,000 public liability. They are specialist policies for childminders and we have to have them they are normally through NCMA (National Childminding Association) or Morton Michel (childcare insurance specialist)

Me too!

I childmind from rented house and landlord had no prob as he's happy I am planning on staying put for a while. Sorry I can't really answer any of the questions but hope it went well x

Thanks everyone for your input.

I called the landlord last night, whilst my heart was thumping.

He said he would make some enquiries of his own as to whether it is allowable under planning etc.

I told him that I would take out any insurance he wanted me to. I also told him that childminding is not classified as "running a business from home", and he wanted me to find him some proof of this.

At least he has not said no, but so wish he would pull his finger out as this is worrying me.

I also have booked and paid for my ICP course and First Aid, as want them done asap so that I can register.

I am wondering if I should ring my local council to see if they know anything.
