I actually have some work in the house/garden needs to be done before i start minding !!! idealy i would like this done before i have my visit

Any suggestions ........Would you suggest putting off seding the paperwork in until the work is done ???

until i have garden ready that is the main thing i am having it fenced soon in the back to enable me to use it for childminding as at the mo it isnt what id consider safe .

Thankyou

I got an action cos my garden wasn't ready.

Normally you are given 2 weeks to 'fix' it but fortunately we had 3 weeks cos it was easter.

DH worked like a slave to get garden ready and we did it just in time.

I would get your garden ready, but some inspectors are happy with you saying you'll have it done by the time you are regustered.

i would say no send it back .. when i had my 1st inspection it was very informal i didnt even had locks on cupboards or own a safety gate, she give me loads of advice and even said i didnt need to move things i thought i wud ie water feature in garden said it was a good learning area for children (bugs etc). as long as u tell her what u have goin on im sure it will be fine.

I just dont want them saying i cant use the garden at all as its quite big

If they gave me an action for the garden ......do they come and inspect again to ensure it is done ???

My pre-reg inspector was a dragon.

I got the impression that they could come back, but in the end I just signed off the paperwork to say it was done and that was that.

At my variation inspection (to care for 4 under 5s) the inspector did come briefly into my garden, but didn't make any specific comments and at my quality grading (6 months after reg), inspector didn't even check up on any of my actions, so who knows whether they even 'check' up on things. (Not that I am suggesting you could / would ever consider this).

I also understand that if you want to change something on your conditions (like add a bedroom / garden), if you send in a request, with copy of your RAs, they normally approve it with no hassle.

Thankyou for that

I would sooner ....get everything done so iam 100% ready before they come but at least if they come we can set a time frame tgether to get the work done ......hoping its sooner than later .

and at least if you get your forms sent you will make sure that you make the garden a priority to be done instead of puttng it on the back burner lol xx

Send the forms back and by the time she has visited and your crb's are done you will have the garden finished. If you don't you can add on another 4 months from when it is finished to be cleared, at least.

Get the paperwork sent in, you don't know how long it could be before they get round to you. If you do get an action, then when you've had the work done send in a letter with photos to prove it's been done and they should consider making any amendments to your registration if needed.

Dont assume you have lots of time, mine was out a couple of weeks after I sent papers. I was in same situation and asked her if she could register it in the state it was in and she said no so I chose to be registered without a garden (you just have to explain how you will let them play out). When it was done I sent in a variation request with lots of photos and it went through no prob, didnt need to be reinspected.

I got registered without the use of our garden because of work being done to it. Tried explaining what was being done, but the inspector couldn't picture it so said best to wait and she said it wasn't a problem to add it on after registration. Once I got registered, the garden was done 2 weeks later so I just filled in a variation with a risk assessment and got it added without a visit.
