View Full Version : NEED HELP! Childminding in a rented property

Basically I'm in a rented property and have just asked my landlord for permission. He was very unsure about the type of things I would need to 'install', I reassured him things that I would be doing anyway like stair gates and cupboard locks, is that correct? He was also weary about wear n tear. Now I think more what's the implications on him, ie. Mortgage/house insurance - would he have to inform them? My contract says nothing about forbidding me to start a business but figured I would obviously need permission. Can anybody help me with some things I would need to consider and my labdlord - and ways I can convince him. Offered a larger deposit and damages insurance. Not much else I can think of to do?

What you're suggesting is really good.

I'd also say that you need some guarantee for how long your tenancy will be. Can he guarantee it for 3 years for example? (You don't want to start minding only to find somewhere else to live because the Landlord wants his place back.)

Also, tell him you'll get the carpets cleaned every year and won't stick anything to the walls without his permission. (You might be able to use free-standing display boards that can store behind a door when not needed?)

Ah those are very good ideas, thank you so much! Do you think he would need to notify his house insurance or mortgage?

I don't know if LLwould need to tell his insurence as you would need your own insurance for childminding and when getting contents make sure you tell them you are a childminder some companies will not insure us for accidental damage morton michell and pacey are good because they specialise in childminders you could ring them for a quote and tell them you live in a rental property and see what they say stair gates just use pressure fix so no damage as regards amounts of children and noise just reassure him you will stick with in allowed numbers and try to keep early morning noise to a minimum so as to not disturb the neighbours (no playing out doors before 9.00am) tlemshere shouldn't be any otherprob

I was in a rented property when I started minding with no problems. When I moved to this property I made sure I told my landlord about how as a childminder we HAVE to keep the property up to a high level of cleanliness, how we are inspected by environmental health etc, how we have PL insurance etc, how we are CRB checked as suitable people - all the positive things that show we are reliable / respectable people etc. There is wear and tear but you could say that you will return the property in the condition you started in (which we should do as renters anyway). I have decorated my property many times, especially the hallway which seems to get a lot of knocks/scrapes on the walls. I also have my own carpet cleaner but get the carpets periodically professionally cleaned as well. Just make him aware that this is not a babysitting job but that we are inspected and have to keep things to a high standard. I also have pets - dog, cats etc so I had persuade him that they were well behaved too lol.

Thank you!! I will menTion this all to them! They've popped round a few times so already know about how much of a hygiene freak I am haha! And I've done up the wreck of a garden for Them so I would hope they think I'm a good tenant. Though they are very picky! Fingers crossed! Thank you for your help. I have a baby that makes hourly plus a 4 year old so mentioned in only looking at taking on one child at the minute :) xx

All neighbours work 9-5 and are lovely so I think they would be fine. Ahhhh that's q good idea on the insurance part!! Thank you for ur reply very helpful!!

Still awaiting his call. He said he would call this morning but don't want to pester lol hoping for a call tomorrow the anticipation is killing me lol
