morning all,

i am trying to sort out a new mortgage as we would like to move but am finding it hard to find a mortage.:panic: both myself and my husband are childminders.
who does other people use?
any help or advise would be good

There are not many companies who will take on self employed people because of the nature of our business.

I suggest you talk to a mortgage advisor and take some specialist advice.

I hope you get it sorted :D

I believe you need at least 3 years of accounts and im not 100% sure that would be enough with you both being childminders.

im having a real issue at the moment finding a balance transfer credit card now im self employed :(. i would loooove to buy a bigger house but have no chance yet.

Hi, I managed to get a mortgage being self-employed and divorced but that was about 6 years ago, I paid a higher interest rate for the first couple of years as I was seen as a higher risk but now can choose the lower fixed rates. I went with Accord who are part of Yorkshire Building Society. Good luck x

My only advise would be to get all parents paying by bacs, a lot of companies won't touch you if your paid in cash

We are with Accord too, they accepted my last 3 years tax records with no problem.

i do have 3 years of accounts but hubby has only got 1 1/2years so that is againt us. also it our income, on paper its low but we know we can afford more but it is proving it to them. we have found a couple of lenders but wanted to keep our options open.:blush:

Do you currently have a mortgage? My current lender gave me a new mortgage with no problems due to the fact that I had an immaculate payment record with them for the past 15 years and could show that my income had increased (even if it looked rubbish on paper!).

Mind you, that was before the clamp down.

we do have a mortgage and all is well with it so like you said we are arranging a meetting with them to see if they can help us. its worth a try

I would also have a search on the Martin Lewis Moneysavingexpert site to see if he has advice and suggestions for self employed people.

I had no problems getting a mortgage with my own bank. They did not ask for accounts they said they could see what was coming in & going out of my account. However this was a few years ago before they tightened up.

I just got a mortgage with no problems at all through Nationwide and they took my last 2 years accounts and divided them by two to get an average and based it on that. I did have to get a proof of earnings certificate from HMRC though.

I am going through the process of changing my mortgage atm and its a bit of a nightmare, I have to get proof of my earnings from HMRC and have been trying all afternoon to phone and no answer ggrr also dh gets a car allowance and that needs to be taken into it as well but because it goes through his account like an expenses payment, we have to also get proof that its part of his earnings, but on the plus side I am very pleased with the quotes I have been given and am going to save a tidy sum each month :phew:

We have been in our flat now for 8 years and would love to move. We are hoping that in 2 years time we might be in a good position to get a higher mortgage. Just hoping the kids keep coming so I have all the paperwork to back up being able to afford it!
